A mildew smell is a moisture warning, not just an air-freshener problem. In Dallas homes, roof leaks, plumbing drips, air-conditioning condensation and storm water can leave damp materials behind walls, under flooring or near the air handler. Find the moisture before cleaning
Check around supply vents, the air handler, sinks, toilets, windows and exterior walls. Look under rugs and inside cabinets, and compare when the smell is strongest: after rain, when the AC runs, or when a room has been closed. That timing often points toward the source.
Dry and remove damaged material
Stop the leak or condensation first, then dry the area completely. Washable, nonporous surfaces may be cleaned according to the product and material instructions. Porous material that stayed wet or has visible growth may require removal rather than deodorizing.
